This Distance Sales Agreement ('Agreement') is entered into between the following parties:
Seller: Birvillas (registered in England and Wales), Address: 1a Lismore Close, Nottingham, NG7 3BW, United Kingdom. Email: support@birvillas.com, Phone: +44 7411 045 846.
Buyer: The individual who completes a booking through the birvillas.com website ('Buyer').
This Agreement governs the terms and conditions of the villa rental booking service provided by the Seller to the Buyer through the website birvillas.com.
The Buyer acknowledges that the service is an accommodation booking service, not a sale of physical goods.
The Seller provides an online platform where the Buyer can browse, select, and book holiday villas in Turkey. The service includes booking facilitation, payment processing, customer support, and coordination with villa hosts.
All villa details, pricing, availability, amenities, and cancellation policies are clearly displayed on the listing page before the Buyer completes a booking.
All prices are displayed in the currency selected by the Buyer and include applicable taxes and service fees. The total price is shown on the checkout page before payment.
Payments are processed securely through iyzico payment infrastructure. The Buyer may pay using Visa, MasterCard, or other accepted payment methods.
No additional charges will be applied after the booking is confirmed unless explicitly agreed upon by the Buyer.
The service is delivered digitally. Upon successful payment, the Buyer receives a booking confirmation email containing the reservation reference, villa details, check-in instructions, and host contact information.
The accommodation service is delivered at the villa property on the booked dates.
In accordance with applicable consumer protection laws, the Buyer has the right to withdraw from this Agreement within 14 days of booking without giving any reason, provided that the check-in date has not passed.
However, if the Buyer has explicitly requested that the service begins before the withdrawal period expires (i.e., the check-in date falls within the 14-day period), the Buyer acknowledges that the right of withdrawal may be limited.
To exercise the right of withdrawal, the Buyer must notify the Seller at support@birvillas.com with the booking reference number.
Cancellation terms are determined by the individual villa's cancellation policy, which is clearly displayed before booking.
Refunds for eligible cancellations are processed within 5–10 business days to the original payment method.

The Seller is obligated to provide accurate villa information, process bookings securely, and provide customer support throughout the Buyer's booking experience.
The Buyer is obligated to provide accurate personal and payment information, comply with house rules, and treat the accommodation property with respect.
In case of disputes, the Buyer may contact the Seller at support@birvillas.com. The Seller will make reasonable efforts to resolve complaints within 14 business days.
This Agreement is governed by the laws of England and Wales. For Turkish consumers, the provisions of Turkish Consumer Protection Law No. 6502 and the Distance Contracts Regulation shall also apply where applicable.
By completing a booking on birvillas.com, the Buyer confirms that they have read, understood, and accepted all terms of this Distance Sales Agreement.
